As we enter the 3rd year of the hottest market in the Denver Area since at least (10) ten years, I wondering how Colorado seems to be defying national trends. How long will we enjoy this market which is decidedly "seller biased" is anyones guess, but lets go with it and get ready to sell.

Looking at the market from the Buyers perspective. The last years challenges of the past year (multiple offers per contract agreement) is inventory quality. The issues run the gamut from dated architecture and diverse finish levels among similar priced listings, to deferred maintenance examples. 2015 was a banner year for Aspen real estate with over $2 Billion in sales volume, particularly in the ultra-luxury market with 31 sales in excess of $10 Million and 14 sales above $15 Million.  The large jump in average sales price (28.5%) and median sales price (18.6%) for single-family homes has caused some buyers to wait on the sidelines for a value play.

Luxury home sales continued to be one of the fastest growing housing segments in Texas’ largest markets in 2015, according to the 2016 Texas Luxury Home Sales Report released today by the Texas Association of Realtors. The report cited sales volume increases from 4.5 percent to 36.4 percent for homes sold at $1 million or more in Texas’ four major markets.
