Selling a home in today’s market requires a knowledgeable professional, a REALTOR®, leading the way. Gone are the days when you made up an asking price, threw a sign in the front yard, and watched as Buyers fought over the right to be the next owner. Today, you must price the property correctly and present it in an inviting manner. Then, and only then, might you attractive someone willing to buy.

The following are ten rules to follow if you want to be successful selling your property:

No matter if you're in a buyer's or seller's market, there are a few critical steps you can take to make a smarter purchase. Since buying a home is likely the biggest single investment you will ever make, being prepared will help you make a better purchase. Here are our best tips to buying a home.

Know your buying power

What is your buying power? It is the combination of your credit-worthiness and how much you can realistically pay for a home.

First, you need to understand the hidden costs of buying a home. You will need to save not only for the down payment of your home - which is typically between 10%-20% of the offer price - but also for any additional transaction fees, such as transfer tax, PMI, title insurance, and legal fees.

I hear the word "just" all the time.

"Oh, it's just a quick meeting."

"It's just a Toyota."

"I'm just a Realtor."

"It's just a one story home."

I am going on record and saying that for the rest of 2016, I am going to do my best to eliminate the word "just' from my vocabulary.

What's wrong with a quick meeting? Make the most of it and it won't be "just" a quick meeting. It's an awesome 15 minutes you get to spend with that one person or group of people to accomplish something. Rock it!

What's wrong with Toyotas? Did you know that only 9% of the world even owns a car?  9%! Your Toyota is not just a Toyota. It's a modern miracle that got you from your one-story home to your son's tee-ball game in under 10 minutes. You realize that when

WASHINGTON (AP) – March 24, 2016 – Average long-term U.S. mortgage rates declined this week after three straight weeks of increases. The decline could be a spur to prospective buyers as the spring home buying season gets started.

Mortgage buyer Freddie Mac said Thursday the average rate on a 30-year, fixed-rate mortgage slipped to 3.71 percent from 3.73 percent last week. The benchmark rate is above the 3.69 percent level it marked a year ago.

The average rate on 15-year fixed-rate mortgages eased to 2.96 percent from 2.99 percent last week.

After the Federal Reserve's decision last week to keep a key interest rate unchanged in light of global economic pressures, prices of U.S. government bonds have risen sharply. That has pushed down the

Aspen City Council Passes Emergency Ban on All New Commercial Land Use Applications

The Aspen City Council is at it again with emergency measures to halt new commercial development in Aspen.  Unlike in 2012 when their attempt at an emergency ordinance to bring building height limits down to 28' in the downtown core failed (and subsequently passed through normal legislative processes allowing a rush of new applications before the new law went into effect), the Council unanimously passed an ordinance preventing any new commercial land use applications for new developments or expansions (lodging districts are exempt).

The cited impetus for the moratorium is to give city leaders adequate time to revamp the land-use code to match the Aspen…

4 ways to sell outdoor space

ORLANDO, Fla. – March 18, 2016 – In Florida, many buyers look beyond the amount of square feet under air conditioning and consider how they can use a home's outdoor space. To draw more attention to a listing's outdoor features, some fairly simple things can heighten its appeal:

  • Create a seamless flow from the indoors. Replace a standard door opening with sliding glass or French doors to give the feeling of an open passageway that integrates the indoors with the outdoors. Also use the same weatherproof flooring – such as stone tile or scored concrete, for both the room leading to the backyard and the backyard itself. It will make the two areas feel connected.
  • Make comfort important. Outdoor furniture has
