The State of the Wexford Real Estate Market - July 2018

Wexford real estate is changing and while the market can be tough to navigate, knowledge truly is power. This Wexford real estate market report shows how the Hilton Head Island - Bluffton real estate market is doing, compares home sales from previous months, discusses supply and demand and shows the status of the homes in Wexford Plantation.

In Wexford, 13 homes closed in the first six months of 2018, compared to nine homes which closed during the same period in 2017. So far in 2018, the total dollar volume was $16,920,000, up compared to $8,597,502 during the same period last year. Supply and demand: as of July 3rd, 2018, there are 31 Wexford homes listed for sale with an average of 2.16 homes selling per month over the last six months. That translates into a 14.35-month supply, considered by industry experts to be a strong buyer’s market. There are four homes under contract in Wexford. In addition, there are currently 26 lots for sale in Wexford. Two have sold in the last six months and two are under contract.

The canals are part of the singular, locked Wexford harbor that is free of tides.

Golf at Wexford

The creative team that developed the community hired the services of renowned golf course architect and land planner Willard Byrd to conceive and design the course. Byrd drew his inspiration from the inland canals of Ireland, featured in a National Geographic article, to design the community and the course. He designed a concept for a lock-controlled harbor, enveloped by a beautiful golf course, and interspersed with residences.

Architectural Magnificence

As a result of Byrd's vision, homes in Wexford were designed to front either the harbor, the golf course, the marshes, or an interior lagoon. The architectural theme traces its roots back to the British West Indies, which is a reflection of the post-revolutionary war history of Hilton Head Island.
