The Time is Right for The Works

 It was such a good idea that one of the most experienced and connected developers of Atlanta residential real estate is said to have devoted 50 years to assembling the location. South of Buckhead and west of Midtown. The Works at Chattahoochee is under way on 80 acres of “where Atlanta would like to be.”

 Not by any means the first adaptive-use community blooming in Atlanta, The Works joins West Side and Midtown Atlanta real estate success stories such as Ponce City Market, which re-envisioned the domain of a Sears warehouse and its railhead into a magnet for the creative and energetic of a new generation. The proof-of-concept for The Works’ approach to a new urban lifestyle is demonstrated, too, in developments such as Lee & White and the Armour Yards.

A Steady Hand at the Helm 

Selig Development, one of Atlanta’s oldest real estate companies, owns the property outright and generates rents from existing tenants, so development of The Works can proceed carefully. The first phase will begin to open next year, ultimately including two blocks of newly constructed residential, office, and retail space, plus the adaptive transformations of three existing brick warehouses.

The Works will enfold 13 acres of parkland and green space designed to make the ideal of a connected live-work-play environment a reality.

 A Future Worth Being a Part Of

 A 10-year development plan for The Works at Chattahoochee includes 500 residences, 600,000 square feet of office space, and 500,000 square feet of retail. And The Works is not alone in focusing on the value of Midtown Atlanta real estate and the growth of the Upper West Side. Cushman & Wakefield, Westbridge Partners, and others are cultivating plans here with confidence. Experts point to the widespread desire for lifestyles that minimize daily travel, and to the consistent influx of young professionals and families to Atlanta, as indicators of a steady future here.
