Why the DIY Realtor is a dangerous reality.

With so much information readily available online, clients sometimes ask, "Why should we hire a real estate agent?" They wonder if they couldn't buy or sell a home through the Internet or through regular marketing and advertising channels without representation.

 Well, I’m here to tell you why it’s in your best interest to enlist in a professional.

Let me paint the picture…

You and your husband have been searching the internet all morning and night. Suddenly, a new house appears. You click on the icon, instantly you have butterflies! You contact the listing agent to set up a time to view the house. Eventually, they get back to you a day or so later. In the interim, you have been dreaming of your forever home. It’s little red door, shutters and whimsical landscape. As you sit at your desk at work, eagerly awaiting your evening appointment to visit the house-- your phone rings. It’s the seller’s agent. She is calling to inform you that there is an offer pending. Your heart breaks. Emotions are swarming. “What if’s’ start to overtake your internal dialogue. What if --we had just found a REALTOR? What if --the seller’s agent had called us back sooner? What if…What if…What if…

 

Are you sold yet? “As with most important things in life, you wouldn’t try to handle a legal situation without an attorney, build your own house or take on the IRS solo to challenge a tax matter. Well, buying or selling a home is no different.” Finding a real estate professional is critical to insuring your experience is seamless and positive.

 

“Just like using the internet to self-diagnose a medical issue is not the best idea, the same applies to real estate. Knowledge is not power.” Having a little bit of knowledge can be dangerous. Often times when home owners enlist in the power of the internet for an instant evaluation, the data is far from accurate. Aside from the rude awakening that typically follows, you have now wasted valuable time in an unbalanced and fast paced market.

 

Real estate professionals are specialists at their craft. “So what happens when the inspection reveals termites, a roof leak, a house that needs to be re-plumbed — or worse yet when an inspector paints a picture of a fairly minor repair issue in a far worse light than it is? What happens when an appraisal comes in at less than contract sales price? These are run-of-the-mill issues that agents face every day. They don’t make our palms sweat and cause us to faint, but instead we stand tall in the face of the myriad of challenges this business presents.”
